Before clearing land, confirm your septic perk test location. A 3-bedroom home usually requires a 1,250-gallon tank. For the foundation, ensure the gravel pad is 2 feet wider than the home on all sides to prevent soil erosion at the edges.

2. Foundation & Financing
If you want FHA/VA financing, you must use a permanent foundation (like a concrete slab or reinforced piers with tie-downs). Ensure your contractor installs a 6-mil vapor barrier on the ground before skirting goes up; this is the #1 way to prevent floor rot and mold.

3. The "Marriage Line"
On doublewide's, the seam where sections join (the marriage line) is critical. During Step 5, inspect the roof seal and floor transitions. If the floor "bounces" or the trim is uneven, the home isn't leveled correctly, which can cause doors to stick later.

4. Utility Specifics
Electrical: Manufactured homes require a 4-wire service (isolated neutral and ground).
Plumbing: Most homes have a main water shut off near the water heater or under the kitchen sink. Locate this immediately.

5. Smart Skirting
Don't just use solid vinyl. You need 1 square foot of venting for every 150 square feet of floor space to prevent moisture buildup. For better curb appeal and durability, consider fiber cement (Hardie) skirting—it’s fire-resistant and holds paint better than vinyl.
